King Street Townhouse, a £6m conversion of a Grade II-listed building dating from 1872, required specialist M&E design expertise. This boutique hotel features 40 individually designed rooms and suites, a rooftop infinity spa pool, sixth-floor bar and terrace, all overlooking Manchester’s town hall and skyline. Working within heritage constraints, we worked closely to vet the contractors designs to provide technical expertise. CLIENT OBJECTIVES
The client had acquired this Grade II-listed Victorian townhouse with plans to create Manchester’s most distinctive boutique hotel. The project required careful integration of contemporary hotel amenities within the constraints of a protected historic building. The rooftop infinity spa pool and bar terrace required specific mechanical systems whilst preserving the building’s architectural integrity. Each of the 40 rooms needed individual climate control and lighting systems that complemented the bespoke interior design, including specialist lighting. The south-facing rooftop facilities presented additional requirements with weatherproofing and service access.
OUR SOLUTION
Working within the constraints of a Grade II-listed building, we collaborated closely with the contractor to review designs and provide technical expertise throughout the project. This included developing additional designs for specialist electrical and mechanical systems, as well as conducting onsite monitoring to ensure the installation aligned with the approved design.
