Listed building retrofit – Almshouses Appleby Cottages

About this project

The Listed building retrofit of 13 historic cottages originally founded by Lady Anne Clifford in 1653 presented a unique engineering challenge. PSA provided mechanical and electrical design services to modernise these Grade II* listed buildings. As a result, we carefully balanced preservation of historic character with essential infrastructure upgrades. To achieve this, we developed innovative heating and electrical solutions, ensuring continued comfort for current residents while respecting heritage. CLIENT OBJECTIVES

The client, a charity managing these centuries-old cottages, sought to complete the Listed building retrofit without compromising their historical significance. Key objectives included improving thermal efficiency, addressing potential damp issues, and upgrading electrical systems. At the same time, the charity wanted to preserve the architectural integrity of the Grade II* listed buildings. Furthermore, it required a solution that would enhance liveability, reduce maintenance costs and protect the buildings’ historical character.

 

OUR SOLUTION

To meet the client’s objectives, PSA collaborated closely with Haigh Architects, Piningtons, and Bay Building to develop a sensitive and comprehensive retrofit strategy. In addition, our design focuses on minimal invasive interventions that will respect the buildings’ historical character.

Design elements included:

  • Installation of district heating using air source heat pumps
  • Complete electrical rewiring
  • New power and lighting systems
  • Comprehensive re-piping for the new heating infrastructure
  • Moisture management strategies to mitigate damp-related challenges

Furthermore, our approach addressed moisture management and building performance challenges while maintaining the unique character of the properties.

 

THE OUTCOME

As a result, the Listed building retrofit project will modernise the cottages while maintaining their historical integrity. Consequently, residents will benefit from improved thermal comfort, reduced energy costs, and a more sustainable living environment. In addition, the new systems are designed to support long-term reliability and performance. Ultimately, the project demonstrates how heritage buildings can be sensitively upgraded to meet modern living standards without compromising their character.
