The Derwent Project – Event Venue

About this project

The transformation of an old pencil factory into a multifunctional event space. The Keswick Convention, a significant annual event attracting 12,000 Christians globally, sought a single-site location for its activities. The former Cumberland Pencil factory, an iconic structure in Keswick, was identified as the ideal venue. PSA supported the transformation with full Mechanical & Electrical Design. The factory now incorporates a multi-functional space to host the convention and other events throughout the year.

CLIENT: Keswick Ministries

VALUE: £1.9 Million (Phase One)

LOCATION: Southey Works, Keswick, Cumbria

SERVICES: Mechanical & Electrical Design

CLIENT OBJECTIVES

The client required the conversion of the former pencil factory into a venue capable of hosting the annual Keswick Convention, accommodating thousands of attendees.

Additionally, the space needed to be adaptable for various events year-round while preserving the industrial heritage of the building. Budget constraints were a significant consideration.

OUR SOLUTION

PSA undertook the full Mechanical and Electrical Design, including:

  • Utilities and infrastructure
  • Gas-fired boiler plant and BMS system
  • VRF comfort cooling and underfloor heating services
  • Mechanical heat recovery ventilation throughout the building
  • LED lighting, both internally and externally, with a DALI lighting control system
  • Security and CCTV systems
  • Data and telephone systems
  • Cable containment systems
  • LV distribution.

To achieve the desired industrial aesthetic, all services were exposed, including cable containment, pipework, and ventilation ductwork. A cable tray featuring recessed LED luminaires was selected to provide a high-end industrial look.

To address potential flooding challenges, raised floors were installed. Furthermore, to meet the client’s emphasis on sustainability and energy efficiency, renewable technologies were integrated, including PV solar panels and a heat pump system.

THE OUTCOME

Despite challenges, such as the unexpected closure of the electrical contractor and restrictions imposed from Covid, the project was delivered on time. The refurbished ground floor of the former pencil factory now boasts a modern, versatile space suitable for hosting the Keswick Convention and other events. The preservation of industrial features coupled with contemporary amenities ensures the venue remains hospitable and welcoming while honouring its rich heritage.
