PIC Homes – Residential Development

About this project

PSA delivered comprehensive mechanical and electrical engineering services for a new residential development on the former Sale Magistrates’ court site. The project comprises 84 new homes across apartment blocks and houses. The scheme includes plans for 38 apartments across two blocks, 40 townhouses and six semi-detached houses, including 21 affordable homes. Our team provided vital support from initial design through to completion, ensuring the development meets current energy efficiency standards and fire safety regulations. Working closely with PIC Homes and MAKE Developments, we focused on sustainable, comfortable living spaces that serve the local community’s housing needs.

CLIENT OBJECTIVES

PIC Homes and Trafford Council sought to transform the brownfield site of the former Sale Magistrates’ court into much-needed housing. The development needed to deliver 38 apartments across two blocks, 40 townhouses and six semi-detached houses, with 21 units designated as affordable housing. The client required thorough mechanical and electrical design that would meet current building regulations while maximising energy efficiency. The development needed to align with Trafford Council’s commitment to providing sustainable housing solutions on brownfield sites, whilst addressing the findings of their recent Housing Needs Assessment.

OUR SOLUTION

Our engineering team developed detailed mechanical and electrical designs for each property type, ensuring consistency and efficiency across the development. Working alongside the project architects, we refined the services strategy to optimise space planning and distribution. The design process included comprehensive thermal modelling and energy calculations to achieve high performance standards.

Design elements:

  • Full M&E design for all residential units and communal areas
  • Detailed statutory services design including gas, water, telecommunications and electric
  • Energy-efficient heating and ventilation systems
  • Indoor and outdoor lighting schemes
  • Life safety systems
  • Load assessments and utilities coordination
  • SAP calculations and EPC certification
  • TM59 overheating analysis

THE OUTCOME

The development will provide Sale with 84 high-quality homes that meet modern energy efficiency standards. Our engineering solutions support comfortable, sustainable living spaces while keeping running costs manageable for residents. The project successfully delivers on Trafford Council’s housing strategy, providing much-needed affordable homes on a previously developed site in a prime location.
