About this project

Our work at the historic mill complex in Windermere demonstrates how careful mechanical and electrical design can support the transformation of heritage buildings into modern commercial spaces while preserving their character. The project involved converting existing buildings into separate business units, installing district heating systems, and resolving complex regulatory requirements for chimney heights. Working closely with environmental agencies and local authorities, we developed practical solutions that respected both the building’s heritage and the sensitive Lake District setting.

CLIENT OBJECTIVES

The client needed to convert a collection of heritage buildings into separate commercial units whilst maintaining one section as a holiday let. The primary challenge was implementing modern heating and ventilation systems without compromising the buildings’ historic fabric. The project required careful consideration of the site’s topography, with buildings positioned across a slope, and particular attention to clean air requirements due to the holiday accommodation’s elevated position. The client wanted an efficient district heating system to serve all units while ensuring minimal visual impact on these characterful buildings in its Lake District setting.

 

OUR SOLUTION

We designed comprehensive mechanical and electrical services that worked within the constraints of the heritage buildings. The cornerstone of our solution was a district heating network connecting all units, carefully routed to maintain the integrity of the original structures. Through detailed consultations with environmental agencies, we determined optimal chimney heights that would meet Clean Air Act requirements while considering the site’s unique topology and wind patterns.

  • Carefully positioned 2-metre chimney extension above the building
  • Modified ventilation systems for new mezzanine floors

THE OUTCOME

The completed project successfully balances modern commercial requirements with heritage preservation. Each unit now benefits from reliable, efficient heating whilst maintaining the building’s historic character. Our careful planning of the chimney height ensures clean air compliance without compromising the holiday let’s comfort or views. The building now serves its new commercial purpose whilst honouring its industrial heritage in this stunning Lake District location.
