CLIENT OBJECTIVES
The Primary Care Trust and the Council envisioned a cutting-edge facility that seamlessly integrated health and leisure services under one roof. Additionally, the Council mandated that the design adhere to stringent low energy criteria. With funding secured from the Local Improvement Finance Trust (LIFT), the project had a tight deadline of 18 months for design and construction.
OUR SOLUTION
PSA provided comprehensive Mechanical and Electrical design services for this innovative facility. Recognising the distinct needs of the two clients, we dedicated ourselves to understanding their respective requirements thoroughly. To meet the low energy criteria, our team implemented a range of energy-efficient solutions, including:
- Combined Heat and Power system
- Automatic lighting control
- Heat recovery systems
- Inverter drive motors
- Condensing boilers
- Under-floor heating.
The emergency lighting system needed a centralised battery system with automatic testing capabilities.
Despite an unexpected archaeological find that necessitated a temporary halt in construction, posing challenges to our already ambitious timeline, we persevered. The ten-story building presented additional obstacles in ensuring an adequate water supply from the basement to the uppermost floors. Our ingenious solution was the design of an intermediate plant room to serve the bottom levels efficiently.
THE OUTCOME
The facility now boasts an impressive array of amenities, including swimming pools, a sports hall, a health and fitness suite, dance studios, community healthcare services such as physiotherapy, dental, and podiatry, five GP practices, meeting rooms, and office accommodations. Despite the formidable time constraints, we delivered the project on schedule and within the allocated budget. The architect’s incorporation of a Kalwall system to the swimming pool halls further enhances the facility’s appeal, maximising natural light while maintaining exceptional thermal performance. The dance and fitness facilities incorporate comfort Cooling. The swimming pool was fitted with special drowning detection technology.
