About this project

The restoration of 13 historic cottages originally founded by Lady Anne Clifford in 1653 presented a unique engineering challenge. PSA has provided mechanical and electrical design services to  modernise these Grade II* listed buildings, carefully balancing preservation of historic character with essential infrastructure upgrades. By implementing innovative heating and electrical solutions, we are helping to ensure continued comfort for current residents while respecting their heritage.

CLIENT OBJECTIVES

The client, a charity managing these centuries-old cottages, sought to modernise the properties without compromising their historical significance. Key objectives included improving thermal efficiency, addressing potential damp issues, and upgrading electrical systems. The challenge is to introduce contemporary amenities while preserving the architectural integrity of these Grade II* listed buildings. The charity needed a comprehensive solution that would enhance liveability, reduce maintenance costs, and protect the buildings’ historical essence.

 

OUR SOLUTION

PSA is collaborating closely with Haigh Architects, Piningtons, and Bay Building to develop a sensitive and comprehensive retrofit strategy. Our design focuses on minimal invasive interventions that would respect the buildings’ historical character.

Design elements included:

  • Installation of district heating using air source heat pumps
  • Complete electrical rewiring
  • New power and lighting systems
  • Comprehensive re-piping for the new heating infrastructure
  • Moisture management strategies to mitigate damp-related challenges

 

THE OUTCOME

The project will modernise the cottages while maintaining their historical integrity. Residents will benefit from improved thermal comfort, reduced energy costs, and a more sustainable living environment. The maintenance fee structure ensures ongoing system performance and longevity, demonstrating our commitment to long-term building performance and preservation.
